What is Home Staging?

Home staging means showing a home in its best light in order to attract new buyers and sell it more quickly. Also called a home makeover, home staging primarily consists of rearranging the furniture to maximize space, adding (or removing) decorative elements to transform the ambiance, repainting certain walls or ceilings to make rooms appear larger or give them a more neutral tone, and performing a few housekeeping tasks to add a finishing touch. It’s the temporary transformation of a home while it’s on the market.

 

Many buyers have a difficult time imagining themselves sitting down to watch their favorite TV show in a living room filled with your knick knacks and photos of your family. They feel like they’re in a stranger’s home, which is exactly what you don’t want. Home Stagers are practiced in the art of preparing a home for resale. I believe it is such an important and effective tool to sell your home for top dollar.  I work with a very reputable homestaging company, who is from the lower mainland and they know how to attract Buyers from this part of the world.  My personal staging team will style the home to showcase its best features.


  • Part 1 is the Staging Consultation.  Whether Occupied or Vacant, the Home Stager and I will meet with the homeowner and go room by room to address the current condition of the home. We are able to walk through the home with “Buyers eyes” and make you aware of the things that buyers will notice. Once the walk through is complete we will sit back down with the homeowner and discuss our recommendations for the home and come up with a plan.

  • Part 2 is Showcasing the Property.  This is when the Home Stager returns to the home and completes the transformation. The Staging Professional will go to work re arranging furniture and or adding artwork, accessories, lighting and other necessary design elements to showcase your home at its best and brightest. They will use their training and experience to highlight your home’s best features in order to attract the best buyers who will bring you the best offer. They will take into account how each room will show in MLS photos as well as how buyers will navigate through the home during showings and Open Houses. 

     

  • Part 3 are the Professional Video/Photos.  Everyone views listings online and they like to see the photos or video before they buy. Whether it’s due to the inherent entertainment value of videos or the effectiveness of video in general, a real estate video tour is a very powerful way to market your property.  A first impression can only be made once to potential Buyers browsing online.
